Design Manager
Blue Water Recruitment are currently recruiting for a Design Manager for one of our clients based in Swansea for a permanent role.
The ideal candidate will have a proven track record of undertaking design management activities at both tender and construction stages. This experience will include working on single stage, two stage and negotiated contracts across a range of sectors including education (schools, further and higher), health, commercial, residential, accommodation, retail and industrial.
Responsibilities of a Design Manager but not limited to
- Develop relationships with clients during early concept stages; manage expectations of the project through regular communication and discussions regarding requirements and specifications.
- Identify and check contents of Client information, develop Contractors Proposals, qualifications list, design information and marketing documentation for the tender and then be able to deliver compliant designs within these parameters.
- Appoint / vet the Design Team. Ensuring terms and conditions of appointment are acceptable, roles and responsibilities are clearly defined, and all duties are included.
- Chair and minute design team meetings and design workshops to arrive at solutions which are cost effective and meet the requirements of the procurement and construction activities.
- Manage relationships across the project team - with the client, professional team (consultants) and subcontractors.
- Understand the process and risks/opportunities related to managing the design about Employer’s Requirements, Contractors’ Proposals.
- Develop design and procurement programmes in conjunction with Project and Commercial teams that align with the schedules of duties.
- Evaluate the design process through the use of KPI’s to monitor and drive production information.
- Attend appropriate Contractor selection interviews, including preparation beforehand.
- Review any subcontract enquiries and documentation to ensure alignment with agreed design philosophy.
- Review the design on an ongoing basis, identify potential interface problems & construction sequencing/buildability and resolve with the design team and subcontractors.
Knowledge skills & experience
- Competent user of MS packages e.g., Outlook, Excel, Word, PowerPoint, Teams
- Competent user of Collaborative platforms such as Asite, 4Projects Experience of 3D design management (BIM) and digital software e.g., REVIT, NAVIS, AutoCAD, Tekla
- Well-developed Technical Construction knowledge
- Appreciation of current Building Regulations, WHTM’s, HBN’s Knowledge of Fire Code compliance and Regulations
- Knowledge of current BREEAM & Sustainability requirements
- Understanding and coordination of MEP design/systems and their integration within the construction process
